My Riad
As with a buy-to-sell transaction, we will support and represent you throughout the entire purchase process and the renovation phase. For a successful rental, the riad will be decorated and furnished. Here again, we will assist you.
Once completed, furnished and decorated, the riad is put up for rent. Maison Amellal then pays a rent corresponding to up to 12% of the TOTAL amount invested in the project (purchase, fees, work, furniture, decoration, etc.).
Example: you have invested 250,000 euros (purchase, fees, work, furniture, decoration, etc.), you receive up to 30,000 euros in annual rent.
From the moment the riad opens, Maison Amellal takes over all day-to-day expenses related to renting the property: water, electricity, Netflix subscriptions, etc., replacement of damaged furniture, and routine maintenance. Maison Amellal manages and covers all minor repairs. The household staff is employed and paid by Maison Amellal. Owners no longer have any expenses to anticipate, as all operating costs are covered by Maison Amellal.
In summary, we are the only ones to offer an investment solution in Marrakech without any constraints or additional fees.
A lease agreement binds the owner(s) and Maison Amellal. It has a term of 10 years and can be terminated at any time under certain conditions.
Finally, you can enjoy your riad whenever you want with your family or friends.
